About the Organization
CapitaLand holds a massive portfolio of real estate across Asia. They manage commercial properties, retail malls, business parks, logistics facilities, and serviced apartments in several countries.
As the company expanded, its tech stack fell behind. Critical business applications started showing serious limitations in scalability and maintainability. These systems relied heavily on legacy architectures. Keeping them running required constant manual effort from internal IT teams.
To resolve this, IFI Techsolutions and Tata Tele partnered up to push these workloads onto Microsoft Azure. We wanted to speed up application performance, simplify daily operations, get deployments moving faster, and build a platform that could actually scale as the company acquired new properties.
Challenge
CapitaLand ran daily operations on a web of over 25 different business applications.
Efficiency was taking a hit for a few specific reasons:
- Old application architectures made it nearly impossible to scale or adapt.
- Spikes in user activity caused immediate performance degradation.
- Deploying anything new meant heavy manual coordination.
- IT resources were trapped doing basic infrastructure management instead of innovating.
- Long release cycles delayed important features and updates.
- Operational costs kept climbing, adding pressure to IT budgets.
These operational bottlenecks slowed down day-to-day work and made it incredibly hard for the company to react quickly to changing business requirements.
Solution
IFI Techsolutions and Tata Tele rolled out a deep application modernization program using Microsoft Azure.
We didn’t just move servers. The initiative involved:
- Redesigning the applications to run natively on Azure.
- Moving the workloads over to the Microsoft Azure infrastructure.
- Setting up Azure App Service for hosting.
- Swapping legacy databases for managed Azure SQL Database instances.
- Building CI/CD pipelines to automate how code gets deployed.
- Designing dynamic infrastructure to absorb unpredictable workload spikes.
Our priority was building a modern, highly scalable platform without interrupting CapitaLand’s massive daily operations.
Implementation Challenges
- Legacy Application Architecture
Most of the existing codebase relied on rigid, monolithic designs. Stretching those older systems to accommodate new business demands was negatively impacting responsiveness and operational efficiency. - Manual Deployment Processes
Releases were entirely manual. Developers had to configure environments by hand, pushing out deployment timelines and introducing unnecessary risks. - Scalability Requirements
Certain applications faced heavy traffic during peak business hours. The legacy setup lacked the elasticity to scale computing resources on the fly. - Operational Overhead
The internal staff spent most of their week managing physical and virtual servers. That left almost no room for actual development or application improvements. - Approach and Resolution

We mapped out system dependencies first. Then we redesigned the applications using Azure-native principles, breaking rigid systems into flexible, modular components. This makes future application maintenance much less painful. - Azure Migration
We shifted hosting to Azure App Service and database management to Azure SQL Database. We tested functionality at every step to validate the migration before cutting over. - Deployment Automation
We connected Azure DevOps to build automated CI/CD pipelines. This stripped out the manual deployment steps, enforced consistency across the board, and made releases much more reliable. - Scalability and Performance Optimization
We activated dynamic resource scaling so the system could adjust to traffic automatically. We tuned the environment for production-level loads and enabled deep monitoring tools for better operational visibility.
